Job summary

Birge & Held is seeking a Service Technician I to support daily maintenance at an apartment community, reporting to the Operations Manager. Responsibilities include inspecting properties, performing HVAC, electrical, plumbing repairs, and completing work orders promptly to ensure resident satisfaction and property standards.

The role requires HVAC knowledge, EPA/OSHA familiarity, and the ability to lift up to 75 pounds; a valid driver's license is needed for travel between properties.

Qualifications

  • Formal technical training in HVAC preferred.
  • EPA refrigerant handling certification preferred or willingness to obtain.
  • HVAC certification preferred.
  • For travel between properties, a valid driver’s license and reliable transportation are required.
  • Working knowledge of OSHA and environmental safety standards.
  • Provide own hand tools including power drills and impacts.
  • Experience in residential property maintenance is beneficial.
  • Self-motivated, able to complete tasks and negotiate pricing of supplies and contracted work.
  • Able to multi-task and prioritize work orders.
  • Attention to detail and ability to adapt in a fast-paced environment.
  • Able to lift up to 75 pounds.

Responsibilities

  • Maintain daily maintenance operations to ensure resident satisfaction and property functionality.
  • Inspect buildings and common areas for cleanliness, safety, and condition.
  • Perform basic repairs and maintenance of HVAC, electrical, plumbing, and structural systems.
  • Complete work orders within 48 hours unless emergency requires immediate action.
  • Ensure unit turnovers are completed within five working days.
  • Provide daily progress updates to the operations team.
  • Coordinate tasks with broader departmental priorities.
  • Assist in resident and vendor relations and maintain professional demeanor.
  • Oversee grounds and common areas upkeep and seasonal tasks like snow removal.
  • Complete administrative work orders logs and on-call duties.
