Job summary

Birge & Held is hiring a Service Technician I to support daily maintenance at an apartment community. You will perform HVAC and basic electrical/plumbing repairs, inspect property conditions, and complete work orders promptly.

You will collaborate with the operations team, maintain safety and compliance, and assist with seasonal tasks to preserve asset value and resident satisfaction.

Qualifications

• Formal technical training and/or equivalent experience in heating and air conditioning preferred.
• EPA certification for refrigerant handling preferred or willing to obtain after hire.
• HVAC certification preferred.
• Travel between properties requires valid driver's license and reliable transportation.
• Knowledge of OSHA and environmental safety standards.
• Ability to operate necessary tools to perform duties.

Responsibilities

• Inspect buildings and common areas for cleanliness, safety, and overall condition.
• Perform basic repairs and maintenance of HVAC units, electrical systems, plumbing fixtures, and structural facilities.
• Complete work orders within 48 hours unless emergency action is needed.
• Ensure unit turnovers are completed within five working days when directed by Operations Manager.
• Provide daily progress updates to the operations team and coordinate tasks with relevant departments.
• Maintain grounds and common areas and assist with seasonal tasks like snow removal and landscaping.
• Participate in on-call rotation for after-hours emergencies and complete administrative documentation.
