Job summary

Greystar is seeking a Maintenance Technician to oversee and perform essential upkeep across interior and exterior community spaces in Charleston, SC. You will diagnose issues, complete work orders, and ensure safety, cleanliness, and compliance with company standards.

Responsibilities include managing make-ready tasks for new move-ins, coordinating vendors, inspecting work for quality, and contributing to cost-effective maintenance within budget.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools and be skilled in safe use of hand tools, power tools and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication with residents and team.
• Ability to read, write, and communicate effectively for management support.
• Proficiency with internet, word processing and spreadsheets; property mgmt system experience preferred.
• Mathematical skills to handle financial and administrative documents.

Responsibilities

• Diagnose defects and perform repairs per safety standards and codes.
• Oversee and complete make-ready process for vacant apartments and coordinate vendors.
• Develop standards for cleanliness and appearance of grounds, exteriors, and common areas.
• Periodically inspect work by staff and contractors to ensure quality and budget adherence.
• Maintain inventory of spare parts and order supplies within budget.
• Complete monthly preventative maintenance per policy.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairs instead of replacements when possible.
