Job summary

Greystar Worldwide, LLC is seeking a Maintenance Technician in Cypress, TX to service internal and external community areas. You will diagnose, repair, and complete resident service orders, and support the make-ready process for leasing.

The role covers grounds, building exteriors, and common spaces to Greystar standards. Responsibilities include coordinating with vendors, maintaining safety compliance, and contributing to preventative maintenance and budgeting.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and be proficient with hand tools, power tools, and measuring devices.
• Ability to apply logical thinking to diagnose and correct problems.
• Proficient in customer service and interpersonal communication.

Responsibilities

• Diagnose and repair defects from resident service requests per policies, safety standards, and code requirements.
• Oversee the make-ready process for vacant apartments, including inspections, punch list, scheduling vendors, and ensuring timely completion.
• Develop standards for cleanliness and appearance of grounds, exteriors, and common areas to reflect Greystar quality.
• Periodically inspect work by others and by contractors to ensure quality and compliance.
• Maintain inventory of maintenance materials and assist Community Manager with procurement within budget.
• Complete monthly preventative maintenance procedures and support budgeting for repairs and capital projects.
• Support cost-saving by repairing rather than replacing parts when feasible and safe.
