Job summary

Asset Living in Goodlettsville, TN is seeking a Maintenance Supervisor to oversee daily maintenance operations across the community, coordinate staff and vendors, and ensure safety and quality standards. You will manage service requests, preventive maintenance, and inventory, while maintaining records and planning resources under the Community Manager.

This role requires high school diploma, EPA/CPO, HVAC preferred, basic computer skills, and knowledge of Fair Housing and OSHA; on-site work,

Qualifications

• High School Diploma or Equivalent.
• EPA & CPO certification required; HVAC desired.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Maintenance Management
• Regular/daily onsite attendance is required
• Coordinate, schedule, and respond to resident/management requests and work orders
• Ensure all repairs and replacements necessary for community common areas and units
• Inspect grounds, buildings, and other community features daily to identify hazards
• Manage and order maintenance supplies inventory while adhering to budget guidelines
• Maintain a preventative maintenance program that extends the life of the community
• Maintain hazard communications program; teach and promote safe work practices
• Participate in unit inspections as requested
• Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing)
• Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
• Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities
