Job summary

ZRS Management LLC is seeking a Maintenance Supervisor in New York to manage property maintenance, lead a team, and ensure timely, quality service for residents. You’ll coordinate repairs, supervise vendors, and implement preventive maintenance plans under the Property Manager’s guidance.

The role requires on-call availability, strong communication skills, and the ability to lift heavy objects while maintaining safety and efficiency across site operations. EPA considerations apply as needed.

Qualifications

• Must have valid driver's license with an acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Time management skills and attention to detail.
• Ability to communicate clearly with residents and work in a team.
• Willing to work on-call hours and weekends as assigned.
• Willing to travel for training and education seminars.

Responsibilities

• Oversee maintenance of the property and respond to service requests promptly.
• Provide on-call coverage as determined by the Property Manager.
• Schedule apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and perform pool/Jacuzzi upkeep and cleaning.
• Train maintenance staff and assist in vendor selection.
• Keep accurate logs of property information and preventive maintenance plans.
• Inspect and approve work by outside contractors; ensure insurance requirements are met.
• Lead efforts to maintain aesthetic appeal and support budget adherence.
• Walk move-outs with the Property Manager to assess repair costs; video move-outs as needed.
• Review service reports daily with the Property Manager and maintain required logbooks.
