Job summary

ZRS Management is seeking a Maintenance Supervisor to reinforce our resident services philosophy. You will oversee maintenance work, schedule turns, perform repairs, and supervise staff to keep common areas clean and safe.

The role requires on-call availability, strong communication with residents, and collaboration with the Property Manager on budgets and vendors. EPA certification is preferred and some travel for training may be required.

Qualifications

• Must have valid driver’s license with acceptable driving record and proof of automobile insurance coverage.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Provide prompt and efficient service calls per policy.
• On-call service as determined by the Property Manager.
• Schedule apartment turns and turn vacant units in 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas through sweeping, mopping, vacuuming, trash removal and cleaning.
• Maintain pools/jacuzzi and maintenance shops in a safe, organized manner.
• Train maintenance staff and assist in vendor selection.
• Keep accurate records of key property information (water shut-offs, meters, etc.).
• Lead preventive maintenance program and weekly light inspections.
• Inspect and approve outside contractor work; ensure insurance requirements are met.
• Lead in maintaining aesthetic appeal and assist with budget implementation.
• Walk move outs with Property Manager to determine repair costs; video tape move outs for charges.
• Monitor Detailed Outstanding Service Request Report; maintain required logbooks.
• Ensure EPA requirements are met and comply with Fair Housing laws.
• Order maintenance supplies and implement Area Assignment Program.
