Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to reinforce our philosophy of service excellence for residents. This role reports to the Property Manager and leads maintenance operations across the property.

Responsibilities include managing service requests, scheduling turns, performing repairs, supervising staff, and ensuring safety and compliance. The position requires on-call availability and willingness to travel for training as needed.

Qualifications

• Must have valid driver7s license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required at a property, certification must be obtained within 90 days of start date.

Responsibilities

• Respond to service requests promptly per policy.
• On-call service as determined by the Property Manager.
• Schedule apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas (cleaning, sweeping, mopping, trash removal).
• Maintain pools and/or Jacuzzis.
• Keep maintenance shops organized and safe.
• Train other maintenance staff.
• Assist in vendor selection and contract oversight.
• Maintain property records (water shut-offs, meters, etc.).
• Support preventive maintenance programs and weekly inspections.
• Inspect and approve work of outside contractors.
