Job summary

ZRS Management, LLC seeks a Maintenance Supervisor to oversee property maintenance, coordinate repairs and ensure safety and cleanliness across the community.

You will manage service requests, schedule turns, supervise a maintenance team, train staff, and collaborate with the Property Manager on budgeting and vendor selection. EPA standards and Fair Housing compliance are essential, with on-call hours and weekend duties as needed.

Qualifications

• Maintenance experience in plumbing, electrical, HVAC and appliances.
• EPA certification preferred; if required, obtained within 90 days.
• Must have valid driver’s license with proof of insurance.

Responsibilities

• Respond to service requests promptly and efficiently.
• Provide on-call service as scheduled by Property Manager.
• Schedule apartment turns and prepare units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and pool/jacuzzi facilities.
• Train maintenance staff and supervise work quality.
• Assist Property Manager in vendor selection and budgeting.
• Keep accurate records of meters, water shut-offs, and related data.
• Implement and monitor preventive maintenance program.
• Inspect and approve external contractors; ensure insurance compliance.
• Lead upkeep of property aesthetics and maintain logbooks.
• Review service requests and communicate updates to Property Manager.
