Job summary

ZRS Management, LLC in California seeks a Maintenance Supervisor to oversee property maintenance, lead a team, and ensure timely repairs and preventive programs. You will manage service requests, coordinate turns, supervise vendors, and maintain safety and cleanliness across common areas and amenities.

The role includes on-call duties, training staff, and collaborating with the Property Manager to maintain budgets and property aesthetics.

Qualifications

• Must have valid driver’s license with an acceptable driving record & proof of automobile insurance.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Respond to service requests promptly per policy.
• On-call service as determined by Property Manager.
• Schedule turns and vacants within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas (sweeping, mopping, vacuuming, trash removal, windows, pressure washing).
• Maintain pools and/or jacuzzis.
• Keep maintenance shops safe, organized, and efficient.
• Train other maintenance staff.
• Assist in vendor selection.
• Record key property information (water shut-offs, meters).
• Support preventive maintenance program and weekly light inspections.
• Inspect and approve work of outside contractors.
• Ensure contractor insurance requirements are met.
• Lead in maintaining property aesthetics.
• Assist in budget implementation.
• Support other properties as needed by Property Manager.
• Walk move-outs with Property Manager to assess repairs and costs.
