Job summary

Bedrock Property Management is seeking a Maintenance Supervisor to oversee the property's maintenance operations, diagnose issues, and coordinate service requests with a focus on HVAC, plumbing, electrical, and carpentry skills.

The role requires proactive customer service to residents, strong team leadership, and adherence to safety and company policies. Travel up to 10% may be required, with an emphasis on reliable, high-quality work.

Qualifications

• Certifications must be obtained within 60 days of employment.
• EPA Section 608 required for HVAC refrigerants.
• HVAC certification or equivalent validation is expected.
• OSHA 10/30 and plumbing/electrical licenses are preferred.

Responsibilities

• Supervise the maintenance workflow and delegate tasks to staff.
• Meet and exceed budget expectations for expenditures.
• Order supplies, materials, and tools as needed.
• Diagnose problems and repair major appliances, HVAC, plumbing, electrical, carpentry, pool care, and roof/gutter repairs.
• Address landscaping and snow/ice removal issues.
• Communicate effectively with residents and coworkers in difficult situations.
• Perform service requests promptly and accurately.
• Operate company software and computers for reporting.
• Deliver Bedrock's non-negotiables for service work orders and vacant turns.
