Indigo Real Estate seeks a Maintenance Supervisor to oversee maintenance across our Honolulu property, focusing on customer service, organization, and proactive operations. The role emphasizes cleanliness, efficiency, and accurate record-keeping, with after-hours on-call readiness.

Responsibilities include supervising grounds and interior maintenance, coordinating work requests, managing on-call emergencies, and overseeing bids, contracts, and vendor relationships.

Qualifications

• Minimum 3-5 years of property maintenance experience.
• Excellent verbal and written communication skills.
• Ability to exercise quick and accurate judgment and maintain confidentiality.
• Effective conflict resolution and customer service skills.
• Ability to multi-task and prioritize numerous requests.
• Current driver's license and proof of automobile insurance.

Responsibilities

• Supervise maintenance of the property's grounds, interiors and exteriors.
• Coordinate and manage maintenance operations, curb appeal, work requests and turnover schedules.
• Ensure all service requests are completed daily.
• Generate and manage an on-call emergency maintenance schedule.
• Lead punch list for vacated units and ensure move-in readiness after make-ready.
• Obtain bids and negotiate prices with vendors and contractors.
• Manage contracts and warranties; perform minor maintenance/repair as needed.
• Provide ongoing training and leadership to maintenance staff.
• Experience in high-rise or mid-rise buildings is preferred.
