Job summary

Indigo Real Estate is seeking a Maintenance Supervisor to oversee maintenance of the property’s condition and appearance, coordinating curb appeal and turnover schedules. The role requires ownership, strong customer service, and the ability to manage after-hours emergencies.

The successful candidate will supervise staff, manage on-call rotations, and ensure timely service requests and proper record-keeping. Yardi knowledge is preferred, with a valid driver’s license and insurance.

Qualifications

• Minimum 3-5 years of experience in property maintenance.
• High school diploma or equivalent (BA preferred).
• Excellent verbal and written communication skills.
• Ability to exercise quick and accurate judgment and maintain confidentiality.
• Effective conflict resolution and customer service skills.
• Ability to prioritize numerous requests and multi-task with diligence.
• Working knowledge of Yardi or other property management software preferred.
• Current driver's license and proof of automobile insurance.

Responsibilities

• Supervise all maintenance of the property's condition and appearance (grounds, internal, exterior).
• Organize, coordinate, and manage overall maintenance operations including curb appeal, timely work request service, and turnover/make-ready schedules.
• Ensure all service requests are completed daily.
• Generate and manage an effective on-call schedule for emergencies after hours.
• Lead punch list for vacated units to ensure move-in readiness; re-inspect after make-ready.
• Obtain bids and negotiate prices with vendors and contractors.
• Manage and maintain all contracts and warranties; diagnose and perform routine maintenance/repair.
• Provide ongoing training and leadership to Maintenance staff.
• Experience in a high-rise or mid-rise apartment buildings preferred.
