Job summary

Avenue5 Residential, LLC in San Antonio, TX is seeking a Maintenance Supervisor to oversee daily maintenance operations and ensure the property complies with company policies and all regulations. You will lead the maintenance team, manage service requests, and coordinate with the property manager to maintain safety, cleanliness, and curb appeal.

The role requires hands-on maintenance and carpentry skills, strong safety awareness, and the ability to mentor staff.

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.
• Must maintain a valid driver’s license, clean driving record and current auto insurance is required.

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
• Review and track progress of service requests and identify chronic maintenance issues.
• Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC and grounds maintenance.
• Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement and tile repair.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler and elevator work.
• Maintain work order system accuracy and ensure orders are completed to standards and resident satisfaction.
• Daily inspection of property grounds, buildings and common areas to maintain safety and cleanliness.
• Oversee management of property emergencies and assist as needed in on-call rotations.
• Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal.
• Foster a positive relationship with residents and other properties.
• Conduct pre-move in and post-move out inspections and ensure timely unit turns.
• Mentor maintenance team and maintain professional appearance and conduct.
• Ensure compliance with safety/risk management programs and company policies.
• Communicate with property manager about maintenance issues and vendor coordination.
• Walk property weekly with leadership to review challenges and operations.
• Monitor and help control maintenance costs within budget and contribute to future budgets.
• Other duties as assigned by property leadership.
