Job summary

Avenue5 Residential is seeking a Maintenance Supervisor to lead day-to-day maintenance operations at the assigned property, ensuring upkeep and compliance with company policies and all regulations.

You will manage service requests, coordinate preventative maintenance, and supervise a maintenance team to ensure safety, quality, and resident satisfaction. This on-site role emphasizes teamwork, reliability, and budget adherence.

Qualifications

• High school diploma or equivalent required.
• At least three years of experience in the property management industry or related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks and unit make-ready standards are met.
• Review and track progress of service requests and identify chronic maintenance issues.
• Respond to maintenance issues promptly according to Avenue5 policy while maintaining professionalism.
• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds as dictated by state guidelines.
• Complete carpentry tasks: wallboard repair, countertops, finish carpentry, window/glass, door/lock, and tile repair.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator, and more.
• Maintain work order system accuracy and ensure timely completion to resident satisfaction.
• Conduct weekly property inspections with leadership to address challenges and safety concerns.
• Monitor emergency response times; participate in on-call rotation as needed.
• Promote customer satisfaction by maintaining cleanliness and curb appeal in interactions with residents.
• Mentor maintenance team and uphold professional standards and safety policies.
• Ensure compliance with risk management program and company policies.
