Avenue5 Residential, LLC is seeking an Assistant Maintenance Supervisor in Spring, TX to oversee day-to-day maintenance operations and ensure compliance with company policies and regulations. The role includes supervising the property’s upkeep, safety, and resident-facing services, while coordinating with the maintenance team and property manager.

Responsibilities include performing various maintenance tasks, managing work orders, conducting inspections, and mentoring staff.

Qualifications

• High school diploma or equivalent is required.
• Minimum two years of experience in the property management industry or related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as required.
• Perform carpentry duties such as wallboard repair, cabinet replacement, finish carpentry and tile repair.
• Conduct proactive maintenance including siding, painting, lighting, sprinkler, pool, and elevator maintenance.
• Maintain work orders and ensure timely completion to standards and resident satisfaction.
• Daily grounds and building inspections to maintain safety and cleanliness; identify issues requiring maintenance or replacement.
• Assist with property emergencies (snow, fires, floods) and coordinate with supervisor and manager.
