Job summary

Drucker + Falk, LLC is seeking a Service Manager/Maintenance Superintendent to oversee maintenance of the community under the Property Manager. You will supervise staff, handle on-site safety, and manage preventive maintenance programs and repairs.

Responsibilities include hiring, training, scheduling, emergency response, contractor coordination, and maintaining compliance with OSHA and company policies, while ensuring resident satisfaction.

Qualifications

• High school diploma or GED, or 1–3 months related experience and/or training, or equivalent combination.
• CFC certification and OSHA familiarity are preferred.

Responsibilities

• Train and supervise staff to ensure safe, efficient maintenance work.
• Hire or terminate employees according to company policy and supervisor direction.
• Counsel maintenance staff and document performance.
• Schedule tasks and assign routine maintenance.
• Provide 24-hour emergency on-call coverage for maintenance needs.
• Maintain safety standards and train staff accordingly.
• Conduct monthly safety meetings and document topics.
• Inspect buildings and grounds for preventative maintenance and hazards.
• Keep shop and storage area organized per OSHA rules and postings.
• Perform repairs in apartments and complete work orders promptly.
• Aim to complete work orders within 24 hours.
• Turn vacant apartments into units ready for occupancy per guidelines.
• Schedule contractors, obtain bids, and approve proposals as directed.
• Utilize contract labor when cost-effective with approval.
• Follow budget guidelines and purchasing directives.
• Maintain manuals, warranty records, and inventory data.
• Stay updated on new products and cost-saving repair methods.
• Maintain high standards of resident relations.
• Complete monthly Preventative Maintenance Sheets.
• Monitor O&M programs (Asbestos, Lead Based Paint, Mold) and notify specialists when needed.
• Maintain records and reports for O&M compliance.
• Be accurate in all technical work and perform other duties as assigned.
