Job summary

RangeWater Real Estate is seeking a Maintenance Technician to ensure property buildings, grounds, and common areas meet safety, cleanliness, and operational standards. You will handle work orders, complete make-readies, and collaborate with vendors to maintain high property quality.

The role requires 1–3 years of apartment maintenance experience, a high school diploma or GED, and EPA refrigerant certifications.

Qualifications

• High School Diploma or GED required.
• 1–3 years apartment maintenance experience preferred.
• EPA certifications Type I and II or Universal for refrigerant recycling required.
• Proficiency with Entrata Yardi or OneSite preferred.

Responsibilities

• Complete 24–48 hour work orders from resident requests and maintain routine property upkeep.
• Complete the make-ready process for vacant apartments, including inspections and scheduling vendors.
• Support cost-cutting by fixing rather than replacing parts when possible.
• Track inventory and inform maintenance supervisor when re-ordering supplies.
• Complete documentation for service requests in a timely manner.
• Periodically inspect work by contractors to verify quality and scope.
• Attend safety meetings and follow OSHA-related policies and requirements.
• Provide courteous customer service to residents and work with team to resolve concerns.
• Conduct routine property inspections to identify safety needs and communicate with management.
• Perform other duties as assigned.
