Job summary

Winterwood, Inc. recruits a Recertification Specialist to manage annual recertifications ensuring compliance with LIHTC, public housing, and related regulations. The role emphasizes accuracy, resident relations, and program compliance.

Responsibilities include client interviews, verifications, lease signings, and coordinating with compliance. Travel to Lexington, KY for training may be required; strong communication and customer service are essential.

Qualifications

• At least 1 year of LIHTC and/or public housing experience.
• Proficient computer skills required.
• Ability to manage multiple priorities and deadlines.
• Excellent communication with staff, residents, vendors and others.
• Strong customer service and teamwork abilities.
• Stable work history.
• Valid driver’s license and travel for training.
• Pre-employment drug screen and criminal background check.
• Willingness to travel to Lexington, KY for training.

Responsibilities

• Schedule annual recertification appointments with clients.
• Conduct client processing interviews.
• Verify income, assets, student status and household composition to determine eligibility.
• Sign leases after verifications.
• Submit files to corporate compliance for approval.
• Ensure concessions do not exceed budgeted amounts.
• Home visits for homebound clients.
• Complete landlord, food stamp and Section Eight documentation as needed.
• Input Section Eight voucher changes.
• Perform Interim processing as necessary.
• Housing Review assistance (pulling reports, meetings with auditors).
• Answer calls within 24 business hours (voicemails included).
• Other duties as needed.
