Job summary

Winterwood, Inc. is seeking a Recertification Specialist to complete annual recertifications and ensure compliance with federal, state, and local housing regulations. The role emphasizes accuracy, resident relations, and thorough documentation.

The position requires LIHTC or public housing experience, strong computer skills, and the ability to manage multiple priorities. Training may include travel to Lexington, KY, with a Monday–Friday schedule and a $19/hour compensation.

Qualifications

• At least one year of LIHTC and/or public housing experience.
• Proficient computer skills required.
• Ability to manage multiple priorities and deadlines.
• Excellent communication with staff, residents, vendors and other individuals.

Responsibilities

• Schedule annual recertification appointments with clients.
• Conduct client processing interviews.
• Verify income, assets, student status and household composition to determine eligibility.
• Sign leases upon completion of verifications.
• Submit files to corporate compliance for approval.
• Ensure concessions stay within budgeted amounts.
• Conduct home visits for homebound clients.
• Complete landlord, food stamp and Section Eight documentation as needed.
• Input Section Eight voucher changes.
• Perform interim processing as necessary.
• Assist with Housing Review: pull reports/files, meet with auditors.
• Respond to calls and voicemails within 24 business hours.
• Perform other duties as needed.
