Job summary

Decatur Housing is seeking an experienced affordable housing professional to manage resident certifications, recertifications, and tenant files to ensure compliance with LIHTC and program requirements. The role emphasizes hands-on experience with tenants and accurate documentation in property management systems.

The successful candidate will independently manage workloads, explain documentation needs clearly, and promptly raise concerns with supporting facts, while maintaining confidentiality

Qualifications

• Hands-on LIHTC knowledge and tenant-facing experience in affordable housing.
• Ability to collect, verify, and calculate household income and other eligibility details.
• Proficiency with property management software and MS Office to maintain files and prepare reports.

Responsibilities

• Manage annual and interim recertifications and track deadlines.
• Interview residents and applicants; verify household composition, income and assets.
• Apply LIHTC rules and housing program requirements; request guidance when unclear.
• Review files for missing docs, discrepancies and noncompliance; escalate as needed.
• Maintain confidential tenant records and accurate entries in PM systems.
