Job summary

NHE, Inc. is seeking a Community Manager for our Affordable Management unit in Clinton, SC. You will oversee fiscal accountability, marketing, regulatory compliance and the on-site team at LIHTC or Section 8 communities.

The role requires hands-on supervision, leasing oversight, and constant coordination with the Regional Property Manager, property owners, and regulators. Strong knowledge of LIHTC/HUD rules and Yardi Voyager is preferred.

Qualifications

• Bachelor’s degree or two years of successful working experience in the apartment management industry.
• SC Property Manager's License or PMIC License is required.
• LIHTC management experience is preferred (designations strongly preferred).
• Knowledge of apartment management laws at federal, state, and local levels.
• Knowledge of expense control and financial management.
• Must have a valid driver’s license or means of transportation.

Responsibilities

• Oversee move-ins/outs, certifications, and interims per HUD and NHE guidelines.
• Monitor regulatory compliance for LIHTC/Section 8/HUD programs and related regs.
• Ensure compliance with Fair Housing Laws.
• Oversee program-specific regulatory adherence for each property.
• Interpret and apply IRS Section 42 and HUD regulations; advise on compliance changes.
• Participate in management reviews, inspections, and HUD processes.
• Supervise and train on-site staff; manage performance and development.
• Coordinate with maintenance on property upkeep and resident requests.
