Job summary

Pratum Companies is seeking an Assistant Community Manager to oversee leasing operations at our LIHTC/HUD affordable housing community. You will lead a team, drive occupancy goals, verify income, and ensure compliance with program requirements.

Responsibilities include marketing, wait lists, renewals, data accuracy, and coordination with property management. This is a full-time, on-site role with comprehensive benefits per company policy.

Qualifications

• 3+ years of Property Management experience.
• 3+ years' experience in LIHTC/HUD Section 8 compliance and recertification.
• Certification related to affordable housing or compliance (e.g., TCS or COS) is preferred.
• Strong customer service orientation.

Responsibilities

• Manage wait list for Tax Credit for potential residents.
• Coordinate LIHTC and Section 8 compliance, including certification/recertification.
• Coordinate on-site data collection and processing of resident information.
• Schedule recertification interviews and ensure completion.
• Calculate income, assets, rent levels, and related calculations.
• Assist with accounts receivable and payables.
• Coordinate apartment inspections and create work requests.
• Assist residents with inquiries and maintain files per policy.
• Support leasing tasks and general office duties.
• Perform other duties as assigned by management.
