Job summary

Pratum Companies is seeking an Assistant Community Manager in Bethesda to oversee leasing operations at an affordable housing community governed by LIHTC regulations. You will help lead the team to achieve full occupancy, ensure Section 8 compliance, and deliver exceptional service to current and prospective residents.

The role covers marketing, application processing, income verification, renewals, and coordination with property management to maintain accurate records and occupancy goals.

Qualifications

• 2+ years of property management experience.
• Tax Credit LIHTC knowledge and compliance.
• Excellent customer service orientation.
• Strong written and verbal communication abilities.
• Accounts receivable and collections experience.

Responsibilities

• Maintain property waiting list.
• Coordinate on-site data collection and processing of resident information.
• Schedule recertification interviews and complete process.
• Ensure proper calculation of income, assets and rent levels.
• Assist with accounts receivable and accounts payable.
• Coordinate apartment inspections and create work requests.
• Assist residents with inquiries and maintain files.
• Support office staff with leasing tasks and rent collection.
