Qualifications

• 5+ years of mechanical construction project management experience.
• Experience managing commercial HVAC, refrigeration, or plumbing projects.
• Ability to read and interpret construction drawings and specs.
• Proven track record with submittals, RFIs, and change orders.

Responsibilities

• Own assigned commercial mechanical projects from contract award through final closeout.
• Ensure safety, quality, schedule, cost, and customer satisfaction are met.
• Review contracts and construction documents for scope and risk.
• Manage submittals and RFIs, ensuring timely approvals.
• Own change management and negotiate change orders with GC and Owner.
• Develop and maintain project schedules; look ahead 2–4 weeks.
• Own project financials: budgets, cost tracking, and gross profit.
• Lead buyout, select vendors, and track long-lead items.
• Prepare monthly progress billings and manage receivables.
• Attend OAC and coordination meetings; represent Kauai Mechanical professionally.
