Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Durham, NC to lead maintenance operations for apartment homes. The role requires diagnosing and repairing HVAC, electrical, plumbing, and related systems while ensuring units are rent-ready and maintaining safety standards.

The candidate should have 3+ years of maintenance experience, a valid driver's license, HVAC knowledge (CFC certs or willingness to learn), and the ability to manage on-call rotations and supervise junior

Qualifications

• 3+ years of experience in maintenance work, including HVAC, plumbing, electrical and general maintenance repairs.
• A valid driver’s license is required.
• HVAC (CFC certifications required or willingness to learn) and on-call schedule availability.
• Ability to read and understand policies, SDS, and chemical safety.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, and related systems.
• Organize and complete work orders and assigned maintenance tasks promptly.
• Ensure vacant units and garages are rent-ready with turnkey maintenance.
• Train and oversee Maintenance Technicians I and II.
• Perform apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain safety culture and follow all safety policies.
