Job summary

Cortland is seeking a Service Manager for a multimillion-dollar, high-performance multifamily community in Charlotte, NC. You will lead the maintenance team, oversee preventative programs, and ensure safety, quality, and resident satisfaction while preserving asset value.

Responsibilities include directing maintenance operations, training staff, managing on-call rotations, budgeting, and coordinating with vendors.

Qualifications

3-5+ years of experience in maintenance, including carpentry, plumbing, electrical, and HVAC.
High school diploma or equivalent; technical training or college coursework preferred.
EPA and CPO certifications are required.
Valid Class E driver’s license.
Knowledge of EPA, OSHA, ADA, and Fair Housing regulations.
Ability to read maintenance instructions and manuals; strong customer service skills.

Responsibilities

Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliance, structural, lighting, and security systems.
Guide preventative maintenance programs and manage workflow and staffing.
Oversee service requests, preventive maintenance schedules, and maintenance records; manage budget and inventory.
Lead, train, mentor, and evaluate a team of maintenance technicians; enforce safety protocols.
Coordinate with outside vendors to ensure timely, high‑quality service within scope and budget.
Lead the team in safety culture, on‑call rotations, and emergency response readiness.
