Job summary

Cortland is seeking a Service Manager to lead the maintenance team at a high‑performing multifamily community in Arlington, VA. You will oversee electrical, plumbing, HVAC, and safety systems, manage preventative maintenance, and ensure resident satisfaction through timely, quality service.

You bring 3–5+ years in maintenance leadership, EPA and CPO certifications, and the ability to train, supervise, and coordinate vendors, while maintaining safety and budget discipline.

Qualifications

• 3-5+ years of maintenance experience (including carpentry, plumbing, electrical, and HVAC).
• High school diploma or equivalent; technical training preferred.
• Leadership skills to train, mentor, and manage a maintenance team.
• EPA and CPO certifications are required.
• Valid Class E driver’s license.
• Knowledge of EPA, OSHA, ADA, and Fair Housing laws.
• Ability to read maintenance instructions, manuals, and equipment docs.
• Strong customer service and communication skills.
• Ability to work evenings, weekends, and on-call rotations.
• Physical ability to perform maintenance tasks (lifting, climbing, outdoors/indoors).

Responsibilities

• Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliance, structural, lighting, and security systems.
• Oversee preventative maintenance programs and manage workflow and staffing.
• Coordinate with vendors to ensure timely, quality service within budget.
• Lead and mentor a team of maintenance technicians; inspect work and provide hands-on support when needed.
• Maintain safety culture with hazard awareness and compliance.
• Manage on-call rotations and emergency support.
• Track maintenance budgets and inventory; maintain records.
