Job summary

Bridge Property Management in Charlotte, NC is seeking a Service Manager to oversee maintenance across a community of up to 600 units. You will lead hands-on maintenance operations, manage vendors, and develop a skilled team to ensure high-quality service and move-in readiness.

Qualifications

• 3–5+ years in multifamily maintenance management.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and building systems.
• EPA certification Type I/II/Universal; CPO preferred.
• High School diploma or equivalent.

Responsibilities

• Lead and manage maintenance operations across at least one community ensuring service standards.
• Schedule and prioritize daily maintenance including requests, PMs, and emergency responses.
• Develop maintenance staff through coaching and mentoring to build technical capability.
• Oversee vendor and contractor relationships, negotiate service agreements, monitor quality.
• Direct unit turn scheduling to minimize vacancy days and ensure move-in readiness.
• Conduct routine site inspections for safety, curb appeal, and maintenance quality.
• Lead preventive maintenance programs with proper documentation.
• Manage inventory levels and coordinate parts orders for teams.
• Support budget planning and cost management for assigned properties.
• Ensure licenses, certifications, and OSHA safety compliance.
• Provide advanced troubleshooting for HVAC, plumbing, electrical, and building systems.
