Job summary

We Search People is seeking a hands-on Community Manager for a portfolio of approximately 200 residential apartments, including family and supportive housing. The role oversees day-to-day operations, leads the on-site team, manages financial performance and ensures a high-quality living environment for residents.

Qualifications

• 5+ years of progressive residential property management experience, preferably in affordable or regulated housing.
• At least 2 years of supervisory or management experience.
• Strong knowledge of affordable housing regulations and Fair Housing guidelines.
• Experience managing budgets, financial reporting, rent collection and property performance.
• Proven leadership and team-management skills.
• Experience preparing properties for inspections and regulatory audits.

Responsibilities

• Oversee all day-to-day property operations and on-site team performance.
• Manage the operating budget, financial reporting, invoicing, expense tracking and cost controls.
• Monitor rent collection, delinquencies and related resident account processes.
• Oversee leasing activity and ensure compliance with affordable housing programs, Fair Housing requirements and regulatory guidelines.
• Maintain strong property standards, including inspections, unit turns, preventive maintenance and overall curb appeal.
• Prepare the community for local, state and federal inspections and audits.
• Monitor work orders, maintenance performance and risk-management documentation.
• Provide a high level of resident service and respond professionally to complaints, service requests and lease-related matters.
• Work collaboratively with internal departments, community partners and resident-support teams.
• Recruit, train, supervise, coach and develop on-site staff.
• Complete performance reviews and support continued team development.
• Participate in resident events, training and industry seminars as required.
• Provide emergency and on-call support when necessary.
