Job summary

cw in Houston, TX seeks a Lead Operating Engineer to oversee the mechanical, electrical and plumbing systems, ensuring reliable operation and preventive maintenance. This role may be the sole engineer on-site and may supervise maintenance staff as needed; candidates should have 5+ years in operating MEP systems and appropriate licenses.

Responsibilities include coordinating with contractors, maintaining inventory, and responding to emergencies while complying with safety regulations.

Qualifications

• Minimum 5+ years of related trade experience in operating MEP systems in commercial properties.
• High School Diploma or GED; trade/apprentice program preferred.
• Possess a valid license/permit for trade as required (Journeyman/Master Electrician, etc.) and EPA Section 608 Universal certification is preferred.

Responsibilities

• Oversee daily operations and maintenance of MEP systems.
• Supervise maintenance staff when applicable and assign/monitor tasks.
• Perform preventive maintenance duties and basic repairs on equipment.
• Recommend improvements to the preventive maintenance program.
• Coordinate maintenance with outside contractors and technicians.
• Maintain stock and inventory; respond to emergencies and safety concerns.
• Compile and submit monthly reports on building operations.
