Job summary

Lennar is seeking a Land Analyst to work with the Vice President of Land Acquisition and Land Transaction Manager to source and analyze market data, assemble financial reports, and support feasibility studies for new acquisitions.

You will help prepare Green Books, proformas, and other documentation for corporate approval, contributing to strategic decision making and value creation across Lennar communities.

Qualifications

• Bachelor’s degree required in Business, Economics, Real Estate, Finance, or similar discipline.
• 1-3 years of related experience preferred.
• Basic understanding of real estate and residential land use.
• Local real estate knowledge extremely beneficial.
• Highly proficient in Microsoft Excel, Word, and PowerPoint and working knowledge of mapping applications required.
• Detail oriented with a strong acumen for critical, logical thinking and problem-solving.
• Excellent interpersonal, written, and verbal communication skills.

Responsibilities

• Lead financial analysis for quarterly and annual Division Business Plans and performance.
• Prepare gross revenues, profit margins, sources and uses of funds and related projections, cash flow forecasts, break-even analysis, ROA, and IRR.
• Assist in financial feasibility analysis for acquisitions.
• Prepare underwriting proformas and related financial documentation for assets acquired by Division.
• Perform asset sales pricing analysis and formulate/analyze financial deal points for dispositions.
• Recommend price/profit participation structures and payment schedules.
• Maintain a computerized financial proforma model for community planning.
• Model alternative business planning scenarios with management to propose an optimum financial plan.
• Liaise with Corporate Finance to ensure adherence to strategies and provide useful financial analysis.
• Maintain market analysis database for project feasibility.
• Visit sites to assess competitive market and analyze costs and features.
• Assist in Greenfolder process with vestacalcs and charts/reports.
• Formulate budgets and administer vendor contracts, change orders, invoices, and schedules.
