Job summary

Lennar is seeking a Land Analyst to work closely with the Vice President of Land Acquisition and Land Transaction Manager. You will source and prepare competitive market analyses, assemble financial reports, and support the preparation of Green Books and feasibility materials for corporate approval.

Responsibilities include leading financial analyses for division plans, underwriting assets, and evaluating dispositions, with a strong emphasis on Excel-based modeling and market research.

Qualifications

• Bachelor’s degree required in Business, Economics, Real Estate, Finance, or similar discipline.
• 1–3 years of related experience preferred.
• Basic understanding of real estate and residential land use.
• Local real estate knowledge extremely beneficial.
• Highly Proficient in Microsoft Excel, Word, and PowerPoint; mapping applications knowledge is a plus.
• Detail oriented with strong analytical and problem-solving skills.
• Excellent interpersonal, written, and verbal communication skills.

Responsibilities

• Perform a lead role in the financial analysis inherent to quarterly and annual Division Business Plans.
• Prepare gross revenues, profit margins, sources and uses of funds, cash flow forecasts, break-even analysis, and IRR.
• Assist in financial feasibility analysis for the Division’s acquisitions opportunities.
• Prepare underwriting proformas and related financial documentation for each asset.
• Perform asset sales pricing analysis and formulate/analyze financial deal points for dispositions.
• Recommend price/profit participation structures, price escalations, and option payment schedules.
• Implement and maintain a computerized financial proforma model for community planning.
• Collaborate with management to explore alternative business planning scenarios.
