Job summary

Fairstead, a real estate leader in affordable housing, is seeking a Community Manager for one of its properties in Richmond, VA. You will oversee day-to-day operations, on-site compliance, and overall performance of the community.

You will coordinate with Compliance, regional managers, and construction teams to ensure lease compliance, regulatory adherence, and timely reporting. A background in affordable housing and experience with Yardi/RealPage are highly valued.

Qualifications

• Three years of management experience including supervising a team.
• COS or CPO certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing.
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure adherence to laws relating to leasing and HUD, Fair Housing, ADA, and FCRA.
• Remain compliant with HUD 4350.3 Handbook.
• Coordinate responses to regulatory agencies with Compliance Department.
• Implement intervention strategies with Regional Managers and Compliance Department.
• Prepare site REAC reviews, MORs, LIHTC reviews, and recertifications.
• Assist tenants with requests, questions, problems, and complaints.
• Monitor arrears and litigation cases; coordinate evictions if needed.
• Document lease violations and pursue delinquencies through legal action.
• Direct collection of rents and applications; monitor bad-debt write-offs.
• Coordinate move-ins/outs and alert on emergencies.
• Supervise maintenance and ensure regulatory compliance.
• Coordinate vendor bids and contractor quotes.
• Conduct unit inspections and bi-annual walk-throughs with Building Superintendent.
• Create reports to review building maintenance and needs.
