Job summary

Fairstead ESC LLC is seeking a proactive Community Manager to oversee day-to-day on-site operations at a property, ensuring compliance with HUD, Fair Housing, and other regulations. You will supervise staff, manage budgets, and coordinate maintenance and construction activities.

You will also interact with tenants, handle lease enforcement, and prepare reports for senior management to optimize property performance and resident outcomes at scale.

Qualifications

• Three (3) years of management experience including supervising a team (property management, hospitality, retail, or restaurant management).
• COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and Realpage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure adherence to laws relating to leasing, including HUD, Fair Housing, ADA, and FCRA.
• Remains compliant and knowledgeable in HUD 4350.3 Handbook.
• Develops responses to regulatory agencies in coordination with Compliance Department.
• Implements intervention strategies with Regional Managers and Compliance Department for tenants who are non-compliant with lease requirements.
• Prepares all site inspections and reviews (REAC, MOR, LIHTC) and performs recertifications.
• Assists tenants with requests, questions, problems, and complaints.
• Monitors arrears and litigation; coordinates evictions when needed.
• Direct collection of rents and late fees, processes applications, and pursues delinquencies through legal action.
• Coordinate vendor bids and contractor quotes; conduct unit inspections.
• Create reports confirming property maintenance, needs, and renovations.
• Work with construction team to avoid violations and support inspections.
• Attend monthly financial catch-up meetings and monitor budgets.
