Job summary

Fairstead ESC LLC is seeking a seasoned Community Manager to lead day-to-day on-site operations at a property, ensuring compliant leasing and robust regulatory oversight.

You will oversee rent collections, certifications, and maintenance, while coordinating with compliance and construction teams to uphold affordable housing standards and drive performance across the property portfolio.

Qualifications

• Three years of management experience including supervising a team.
• COS or CPO certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing.
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure leasing compliance with HUD, Fair Housing, ADA, and FCRA.
• Maintain knowledge of HUD 4350.3 Handbook.
• Develop responses to regulatory agencies in coordination with Compliance.
• Implement intervention strategies for non-compliant tenants.
• Prepare REAC reviews, MORs, LIHTC reviews, and recertifications.
• Assist tenants with requests, questions, problems, and complaints.
• Monitor arrears and litigation; pursue delinquencies.
• Document lease violations and coordinate evictions.
• Direct collection of rents and process applications; pursue delinquencies.
• Monitor move-ins/outs and emergencies.
• Supervise maintenance to ensure compliance.
• Coordinate vendor bids and quotes.
• Conduct unit inspections.
• Bi-annual walk-throughs with Building Superintendent.
• Create reports for property upkeep and addressing needs.
• Provide updates on construction projects and renovations.
• Work with construction to avoid violations and inspections.
• Attend monthly financial catch-up meetings and monitor budgets.
