Job summary

Asset Living in Garner, NC is seeking a Community Manager to oversee all operations of a housing community under the Regional Manager. You will supervise staff, leasing, maintenance, financials, administration & risk management on-site to ensure compliance with policies and fair housing guidelines.

As the on-site leader, you will drive budgeting, marketing plans, resident relations, and service quality while maintaining property standards and maximizing NOI in a fast-growing portfolio.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or four years housing industry experience.
• Certified Apartment Manager or Accredited Resident Manager preferred.
• Ability to use on-site software and basic computer skills.
• Knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Manage on-site personnel, leasing, maintenance, and administration.
• Ensure compliance with Asset policies, safety, and fair housing guidelines.
• Develop annual operating budgets and manage financial reporting.
• Lead leasing strategies, resident retention, and marketing plans.
• Oversee service requests, maintenance quality, and property appearances.
• Coordinate emergency response and on-call coverage.
