Job summary

CBRE is seeking a Building Engineer in California to monitor, maintain and repair building systems including HVAC, electrical and controls. You will work with BMS, perform testing and commissioning, and support energy efficiency initiatives across commercial facilities.

Ideal candidates have 5+ years of building engineering or HVAC maintenance experience, plus hands-on BMS expertise and strong problem-solving, communication, and documentation skills.

Qualifications

• Minimum 5 years of commercial or industrial building engineering or HVAC maintenance experience.
• At least 2 years operating, monitoring, or troubleshooting commercial Building Management Systems.
• Strong working knowledge of commercial HVAC systems, mechanical equipment, electrical controls, and building operations.
• Ability to interpret mechanical drawings, electrical schematics, control diagrams, and basic sequences of operation.
• Experience troubleshooting sensors, actuators, control valves, VFDs, and HVAC control systems.

Responsibilities

• Perform preventive and corrective maintenance on commercial HVAC equipment including air handling units, VAV systems, chillers, pumps, exhaust fans, VFDs.
• Monitor and troubleshoot Building Management Systems alarms, schedules, setpoints, sensor readings and trends.
• Diagnose mechanical, electrical, and controls-related failures and identify corrective actions.
• Validate operation of sensors, actuators, control valves, dampers, and field devices.
• Review BMS graphics and data to identify abnormal conditions and inefficiencies.
• Coordinate with controls contractors and service providers to resolve issues.
• Assist with testing, startup, commissioning and validation of new or modified systems.
• Support energy management by optimizing scheduling and sequences for efficiency.
• Maintain accurate work orders, equipment records, and maintenance documentation.
• Respond to facility service requests and emergencies in line with safety requirements CBRE and clients.
