Job summary

Ohio Living is seeking a Certified Occupancy Specialist to oversee HUD-based recertification processes for residents in our Ohio communities. This role ensures accurate income verification and timely recertifications.

Key duties include conducting re-examination interviews, reviewing resident files, inputting data, and assisting with background checks and move-in/out paperwork. You will explain rent calculations and prepare notices in compliance with HUD rules.

Qualifications

• High school diploma or equivalent required.
• Occupancy Specialist Certification required within 90 days of employment, if not currently certified.
• Associate's degree in public service, business administration, or related field preferred.
• Working knowledge of federal, state, and local laws pertaining to HUD multi-family housing.
• Ability to read, write, and understand English.

Responsibilities

• Maintains organization of all phases of the recertification process, conducive with required deadlines.
• Conducts the re-examination interview, process, and maintains files and correspondence with proper verification methods.
• Reviews resident files and verification forms for accuracy and completeness and inputs data into computer systems.
• Assists with background checks, move-in, and move-out paperwork.
• Answers inquiries concerning policies and practices associated with the application and re-examination processes.
• Explains rent calculation to tenants and assists with completion of recertification materials.
• Prepares and sends notices of rent adjustments in accordance with HUD regulations.
• Submits monthly ancillary charges for rent statements.
• Prepares and completes Form HUD-50059 accurately and submits to HUD system within deadlines.
• All other duties as assigned.
