Qualifications

• High school diploma or equivalent required.
• Occupancy Specialist Certification within 90 days of employment.
• Associate's degree in public service, business administration, or related field preferred.
• Two years of experience in multifamily housing preferred if no degree.
• Knowledge of HUD multifamily housing laws and regulations.
• Math skills for rent calculations and EIV errors.

Responsibilities

The Certified Occupancy Specialist is responsible for overseeing and performing the re-examination process for continued subsidy of current residents in accordance with current federal, state, and local standards, guidelines, and regulations.

Essential Activities and Tasks

Operations Management - 50%

• Maintains organization of all phases of the recertification process, conducive with required deadlines.

• Conducts the re-examination interview, process, and maintains files and correspondence, ensuring proper verification methods and use of income verification system.

• Reviews resident files and verification forms for accuracy and completeness as well as accurately inputs data into computer systems in a timely manner.

• Assists with background checks, move-in, and move-out paperwork.

Customer Service - 35%

• Answers inquiries concerning policies and practices associated with the application and/or re-examination processes in a courteous and professional manner.

• Explains rent calculation to tenants and assists with completion of re-certification materials as necessary.

Financial Management - 5%

• Prepares and sends appropriate notices of rent adjustments in accordance with HUD regulations.

• Submits monthly ancillary charges for rent statements.

Quality and Compliance Management - 5%

• Prepares and completes Form HUD-50059 accurately and submits to the HUD computer system within deadline requirements.

All other duties as assigned. - 5%

Qualifications

Education

• High school diploma or equivalent required.

• Occupancy Specialist Certification required within 90 days of employment, if not currently certified.

• Associate's degree in public service, business administration, or related field preferred.

Experience

• In the absence of an Associate's degree, two years of experience in multifamily housing field preferred.

• Working knowledge of federal, state, and local laws, rules, and regulations pertaining to HUD multi-family housing.

• Knowledge of basic math principles sufficient to perform calculations for determining rent, resolving discrepancies, and EIV errors.

Other Requirements

• Must be able to read, write, speak, and understand the English language.

Working Conditions and Special Requirements

• Sitting - Up to 8 hours/day

• Standing - Up to 4 hours/day

• Walking - Up to 4 hours/day

• Lifting, transferring, pushing or pulling residents/patients or equipment/supplies. - Up to 25 pounds

• Driving - Up to 1 hour/day

• Work weekends, evenings, and holidays. - Required as scheduled

• Subject to residents/patients with various disease processes. - Occasional
