Columbia Square in Rainbow City, Alabama is seeking a motivated HUD Assistant Property Manager to help lead operations at our apartment community. You’ll support the Property Manager in day-to-day operations, focusing on customer service, leasing, and smooth administration.

Responsibilities include collecting income, delivering delinquency notices, processing renewals/move-outs, assisting with resident communications, and keeping files current. HUD compliance is essential.

Qualifications

• 1–3 years of property management experience.
• Leasing experience is preferred.
• HUD regulations, guidelines and compliance knowledge required.
• Experience with rent collections and resident ledgers.
• Experience handling renewals, move-ins/move-outs and resident correspondence.
• High attention to detail with strong organizational skills.

Responsibilities

• Collect and post income within 24 hours of collection.
• Prepare and deliver delinquency and three-day notices to vacate.
• Interface with residents to schedule renewals or move-outs.
• Participate in leasing activity.
• File resident correspondence, back up phones, and assist in office management.
• Prepare security deposit refunds or charges.
• Post vending commissions, NSF checks, and other incomes/expenses.
• Keep lease files current and complete.
• Take over PM responsibilities when PM is unavailable.
