Tarantino-Properties,-Inc. is seeking a motivated HUD Assistant Property Manager for Columbia Square in Rainbow City, Alabama. You will support day-to-day operations, deliver excellent customer service, assist with leasing efforts, and ensure smooth administrative processes.

Responsibilities include handling income posting, notices, renewals, and resident communications while maintaining organized files. This role requires HUD knowledge and strong attention to detail in a hands-on, on-site

Qualifications

• 1–3 years of property management experience.
• Leasing experience preferred.
• HUD regulations, guidelines and compliance experience required.
• Experience with rent collections and delinquency management.
• Experience handling renewals, move-ins and move-outs, and resident correspondence.
• High attention to detail with strong organizational skills.

Responsibilities

• Coordinate income collection and posting within 24 hours of receipt.
• Prepare and deliver delinquency notices, evictions, and three-day notices to vacate.
• Interface with residents to schedule renewals or move-outs.
• Participate in leasing activities to support occupancy goals.
• Maintain resident files and assist in office management and communications.
• Prepare security deposit refunds or charges as needed.
• Post vending commissions, NSF checks, and other incomes/expenses.
• Keep lease files current and complete.
• Cover Property Manager duties when the PM is unavailable.
