Job summary

Qualifications

• High School Diploma Required
• Five to ten years in operation and maintenance
• In-depth working knowledge of building systems, codes and safety requirements
• Demonstrates leadership and interpersonal skills
• Trade or vocational schooling can reduce minimum experience

Responsibilities

• Assist Property or Facility Manager with feasibility studies, budgets, schedules, contracts and bidding processes.
• Complete planned and ad-hoc preventive maintenance work assignments across engineering trades.
• Perform preventive maintenance inspections on HVAC, electrical, fire safety, plumbing and related systems.
• Conduct regular inspections of building systems and report exceptions with corrective actions.
• Maintain mechanical equipment rooms and ensure clean, safe conditions.
• Respond to indoor emergencies and coordinate remediation actions.
• Manage work orders, dispatch contractors, and verify completed work.
• Review design and contract documents for major projects and accept installations.
• Identify opportunities for energy savings and preventive maintenance improvements.
• Prepare bidding documents for Service Contracts and participate in bidding/negotiation.
• Oversee rehabilitation projects like HVAC replacements and roof/plumbing upgrades.

Education

FDNY unlimited refrigeration certificate of fitness

Four-year degree in Mechanical Engineering (preferred)
