Avenue5 Residential, LLC Career Center seeks a Floating Property Manager to oversee daily operations across properties, ensuring resident satisfaction, lease administration, and strong P&L management. The role emphasizes client service, staff recruitment, coaching, and executing strategic marketing to attract and retain residents.

Ideal candidates bring 2–3 years of property management, 1–2 years direct leadership experience, and familiarity with Salesforce.com and Yardi Voyager.

Qualifications

• High school diploma required; Bachelor’s degree preferred.
• Two to three years of experience in property management is required.
• One to two years of direct management experience is required.
• Knowledge of resident rental lifecycle activities is required.
• Real estate license is preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred.
• Prior experience with Yardi Voyager or similar system is preferred.

Responsibilities

• Manage day-to-day property operations including resident satisfaction, rent collection, delinquency management, property P&L, and marketing.
• Provide excellent customer service and meet client expectations.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and coach associates with a shared vision and development.
• Execute marketing plans to attract and retain residents.
• Understand operations guidelines in the management agreement.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge via workshops, publications, and networks.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
• Other duties as assigned.
