Job summary

Avenue5 Residential is seeking a Floating Maintenance Technician to service apartment and property maintenance needs across our portfolio. You will handle electrical, plumbing, HVAC, carpentry, and grounds tasks while upholding exceptional customer service and curb appeal at the assigned property.

Responsibilities include completing work orders promptly, inspecting safety standards, assisting with emergencies, and maintaining a professional demeanor.

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or directly related field.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Perform various maintenance functions including electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
• Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
• Maintain work order system ensuring timely completion to standards and resident satisfaction.
• Inspect grounds, buildings, and amenities to maintain safety and cleanliness; identify issues needing repair or replacement.
• Assist with property emergencies (snow removal, fires, floods).
• Communicate with maintenance leadership about issues; observe safety and risk management regulations.
• Participate in on-call/after-hours maintenance; adhere to response times.
