Avenue5 Residential, LLC is seeking a Floating Maintenance Supervisor to oversee day-to-day maintenance operations and ensure property compliance with policies and all regulations. You will manage service requests, supervise a maintenance team, and contribute to budget adherence while upholding safety and resident satisfaction.

Responsibilities include repairs across multiple trades, proactive preventive work, and collaboration with property leadership to optimize operations and curb appeal.

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Oversee daily maintenance tasks and service requests to meet unit make-ready standards.
• Review progress of service requests and identify chronic issues.
• Respond promptly to maintenance issues per Avenue5 policies.
• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
• Carry out general carpentry like wallboard repair, cabinet replacement, window repair, tile work.
• Execute proactive maintenance including siding, painting, lighting, sprinkler, pool, elevator tasks.
• Maintain accurate work orders and ensure resident satisfaction.
• Inspect property grounds and common areas for safety and cleanliness.
• Assist with emergencies (snow, fires, floods) and after-hours on-call rotation.
• Promote safety and risk management according to rules and regulations.
• Communicate with management on maintenance issues and supplier coordination.
• Walk property weekly with leadership to discuss challenges.
• Ensure maintenance costs stay within budget and contribute to future budgets.
