Job summary

Asset Living is seeking a flexible TOPS Community Manager Specialist to provide short-term on-site leadership across communities. The role supports leasing, operations, finance, and maintenance during transitions, vacancies, or new acquisitions.

Ideal candidates have a high school diploma, 2–4 years in property management, and knowledge of Fair Housing/OSHA. Willingness to travel 100% of the time is essential for this safety-sensitive position in California.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to four years of property management experience preferred.
• CAM or ARM certification preferred.
• Knowledge of Fair Housing and OSHA requirements.
• Ability to learn and execute all on-site software functions.

Responsibilities

• Oversee daily operations of assigned communities in alignment with Asset Living Community Manager expectations.
• Ensure compliance with company policies, safety practices, fair housing, and operational standards.
• Conduct daily property walks, risk assessments, and quality checks.
• Lead the emergency response process for the community while on assignment.
• Provide short-term supervision, coaching, and direction to on-site staff; ensure operational continuity.
• Support hiring, onboarding, and training needs as requested by Regional leadership.
• Promote teamwork, stability, and performance during temporary leadership transitions.
• Monitor service request turnaround times; ensure resident expectations are met.
• Coordinate with maintenance, contractors, and vendors to ensure work is completed safely and efficiently.
• Rapidly assess operational strengths, gaps, and priorities at each assignment to ensure smooth continuity.
• Serve as an Asset Living culture ambassador, modeling best practices and reinforcing departmental standards.
