Job summary

Atria Senior Living is seeking a Maintenance Director to lead the maintenance team in a senior living community, overseeing HVAC, electrical, plumbing, carpentry, housekeeping, and outside vendors while ensuring safety and compliance with regulations.

You will manage scheduling, performance reviews, budgeting, and coordination with residents to maintain high standards of facility operations and resident satisfaction.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Basic arithmetic for estimates and percentages.
• Solid performance management and documentation skills.
• Ability to use independent judgment to meet company goals.
• Basic computer skills including Microsoft Office.
• Ability to operate hand tools and equipment; training others as needed.

Responsibilities

• Manages and supervises maintenance, housekeeping, laundry, and janitorial staff including scheduling and performance reviews.
• Implements programs to maximize revenue, control expenses, and improve customer satisfaction.
• Oversees all maintenance needs to keep the community in good condition and meet business goals.
• Manages work orders via the Facility One system and delegates tasks to staff.
• Oversees turnover and preventive maintenance to protect property value.
