Atria Senior Living is seeking a Maintenance Director to lead the maintenance, housekeeping, and overall operations at a community in Thousand Oaks, CA. You will supervise staff, manage preventative maintenance, and partner with vendors to ensure safety and quality.

The role emphasizes budgeting, compliance with regulations, and delivering exceptional resident service while aligning with company policies and objectives.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Strong arithmetic, estimation and data analysis skills.
• Performance management and coaching experience.
• Basic computer skills and proficiency with Microsoft Office.
• Familiarity with maintenance tools and equipment.

Responsibilities

• Lead maintenance, housekeeping, laundry and janitorial staff, including scheduling and performance reviews.
• Implement programs to maximize revenue, control expenses, and improve customer satisfaction.
• Oversee maintenance needs of the community to maintain physical condition and safety.
• Manage customer service requests using the Facility One work order system and ensure timely resolution.
• Oversee apartment turnover and preventative maintenance programs to maximize value.
• Assist in annual maintenance operating budget development and control department expenditures.
• Purchase parts and supplies for national account spending.
• Inspect grounds and buildings regularly to ensure full functionality.
• Ensure compliance with company policies and applicable laws and regulations.
• Coordinate with external vendors and contractors as needed.
