Job summary

Atria Senior Living, Inc. is seeking a Maintenance Director to lead the maintenance and housekeeping teams across a community in Santa Clarita, CA.

You will manage preventative maintenance, safety standards, vendor relations, and capital improvements to protect asset value. The role requires 3–5 years in multi-family property management or building maintenance, strong leadership, budgeting, and proficiency with basic office software.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Performance management: communicate expectations, coach, and document issues.
• Demonstrated independent judgment to meet company goals.
• Basic computer skills and ability to operate standard office equipment.
• Ability to use general maintenance tools and equipment.
• Must have a valid driver’s license and comply with vehicle policy.

Responsibilities

• Supervise maintenance, housekeeping, laundry and janitorial staff including schedule, assign, and evaluate performance.
• Implement programs to maximize revenue, control expenses, and improve customer satisfaction.
• Oversee maintenance of the community to meet safety and quality standards.
• Manage work orders using the Facility One system and delegate tasks accordingly.
• Handle apartment turnover and preventative maintenance to protect asset value.
• Assist in developing and managing the annual maintenance budget and department expenditures.
• Purchase parts, chemicals, and paint per national accounts; inspect grounds and units regularly.
• Ensure compliance with all applicable laws, policies, and safety procedures.
• Coordinate with external vendors and monitor contracts; ensure timely resolution of issues.
